A gated Nakheel community of around 1,570 four and five-bedroom villas in the Mediterranean and Andalusian styles, handed over across 2018 and 2019.
At seven years old these are refresh properties rather than gut jobs. The structure is sound and the layouts still work, so the value sits in the finish: builder-grade tile, flat paint and bathrooms that already read as dated. Microcement goes on at 2 to 3mm over sound existing tile, so a bathroom or a whole ground floor changes without demolition, skips or six weeks of dust.

- Usually not. Where the tile is sound and well bonded we apply straight over it, which is what keeps a bathroom to days rather than weeks. We check the substrate at the free visit and tell you either way before you commit.
